No one in this valley should sign a real estate document they don’t understand.
That sentence is the entire reason this firm exists. Most people make the largest financial decision of their life across a stack of forms nobody has read aloud to them, advised by someone whose income depends on the answer being yes.
We are not trying to become the largest firm in the Lehigh Valley. We are trying to be the one a family calls the second time.
To give our clients complete, competent, and candid real estate advice; to hold their confidences and their money with absolute fidelity; and to disclose everything material to their decision, whether or not it serves us to do so.
Mission of Nest Realty Advisors LLCFive commitments.
Not just slogans: decisions.
Fidelity
Your interests come first, including when ours point the other way.
The commitment in full
Undivided loyalty to the client whose interest we hold. Pennsylvania calls this a duty; we treat it as the definition of the job. Your confidences do not become negotiating material, your circumstances do not become leverage, and your file does not get used to help someone else.
Where representing one client’s interest would conflict with another’s, we choose the client over the additional commission.

You should never learn something about your own transaction from anyone other than us.

Our fees are published before you ask. Any money or benefit we receive from a third party is disclosed in writing, in plain language, before you deal with them.
Which leaves no room to bury a markup, no undisclosed referral income, and no negotiating advantage created by your not knowing what we receive.
Candor
Advice you did not want to hear, delivered early and in writing.
The commitment in full
Sometimes the honest answer is don’t sell, don’t buy this one, or wait eighteen months. We would rather say it and be right than stay quiet and be wrong.
Competence
Being pleasant is not a qualification. Providing good service is the best application of skill.
The commitment in full
Continuing education past the state minimum, and documented broker review on every file before anything leaves the office. Contracts, disclosures, financing, zoning, deadlines and arithmetic, where small mistakes become expensive ones.
Every file carries a named reviewer who is accountable for it.
49 Pa. Code § 35.244Locality
We don’t pretend to know a market we don’t know.
The commitment in full
Lehigh, Northampton, Carbon, Berks, Bucks and Montgomery counties. Allentown, Bethlehem, Easton, Emmaus, Whitehall, Macungie, Nazareth, Coopersburg, Kutztown, Quakertown, Pennsburg, and the boroughs and townships between them. School districts, flood plains, zoning quirks, and which streets take on water in August.
When a property falls outside what we genuinely know, we say so and help you find someone who knows it better.
None of this is a slogan. Each one is a decision about what we are willing to give up to earn your trust.
Hold us to it.The things most brokerages will not put in writing.
Eight specific, checkable promises rather than an adjective.
A published fee schedule
Our numbers on this page, in plain figures, before you ask.
Detail
Our fee is stated as a clear figure in your listing or buyer agency agreement before you sign it. Our published broker fee is $325 per transaction side; where it applies to your transaction, it is written in that agreement, and nothing appears on your settlement statement that was not in your agreement. Any money or benefit we receive from anyone else in your transaction is disclosed to you in writing first. Commissions and fees are always negotiable; any figure we publish is a starting point, not a rate.
Agency disclosure at the first real conversation
You will know who we work for before you tell us anything private.
Detail
Pennsylvania requires the Commission’s Consumer Notice at the initial interview. We will not stretch the meaning of “initial.”
49 Pa. Code § 35.336The policy manual, to anyone who asks
All of it, citations intact, competitors included.
Detail
Supervision, escrow handling, fair housing, advertising, records retention, complaint procedure. A rulebook you will not show people is not a rulebook.
Every referral relationship in writing
Before you make the call, not after.
Detail
If we point you toward a lender, inspector, title company or contractor and receive anything for it, you see it in writing first. If we receive nothing, we say that too.
A named reviewer on every file
A name and a date, belonging to a person you can ask.
Detail
Not “the broker reviewed it.” Recorded in the file, and answerable for it two years later.
Escrow reconciled monthly
Your deposit is never our working capital.
Detail
Held in a Pennsylvania escrow account titled to the firm as trustee, never commingled, reconciliation available on request.
49 Pa. Code §§ 35.324–35.326A plain-language summary with every agreement
Before the meeting where you sign, not across the table during it.
Detail
The legal form governs; the summary explains it. You get both.
One point of contact, who does not change
And if your file has to move, you hear why from the person handing it over.
Detail
Before it happens, not after you notice the emails are coming from someone else.
Four stages. Most firms are present for two of them.
The industry organized itself around the middle two, because those are the ones that pay. The other two are where the expensive mistakes happen.
Before
Most of our work happens before anything is listed. What the property is worth today against what it is worth after thirty thousand dollars of work. Whether the tax assessment is wrong and worth appealing. Whether waiting eight months beats selling now. Whether selling is the right answer at all.
During
Pricing, photography, marketing, showings, offers, negotiation, inspection, appraisal, and title. The part every firm does. We do it with a named broker reviewing the file and a written record of why each decision was made, so that if it is ever questioned there is an answer.
Closing
Final walkthrough, the settlement statement read line by line, deed and realty transfer tax, prorations, keys. We go through the closing disclosure with you rather than at you, and we check the arithmetic ourselves. Errors on settlement sheets are ordinary, and almost always in someone else’s favor.
After
The contractor question in March. The tax bill in July that looks wrong. The neighbor’s fence. The refinance in three years, the rental question in five, the second property, the estate. This stage lasts decades and generates no commission, which is exactly why so few firms staff it. We answer the phone.
What an advisor actually does, and how that differs from an agent
Hold us to it.
Pick an advisor, book a time, and ask for any of this in writing.
